Keep it informal and the broker acts asa Transaction Broker.
Think of theseas a facilitator. You have no agent representing your interests.
Take it to the top with a Buyer’s Agent. A buyers’ agent works solely on your behalf to promote your interests with the utmost good faith, loyalty, and fidelity, legal obligations. They represent you and have only your interests at heart. This is the way I work.
As your Buyer Broker I fully embrace your agenda. People laugh when I tell them“I’m your knight in shining armor and your snarling dog,” but that perfectly frames my motivation for my clients.
CAUTION: If you choose to work directly with the Seller’s Agent (the listing agent of a property), you are on your own — literally an “unrepresented third party” without the benefit of your own expertreal estate guidance to help you though the many pitfalls to a successful closing.
A coop fee agreed to by the seller pays for either form of representation described below. For Sale By Owner (FSBO) properties may or may not offer to compensate the broker who brings a buyer. This can always be negotiated in the contract.
