Other than the price, there are several subtle elements of a contract that we can employ to encourage the seller to understand that your offer is the one they want to sign.
I’ll assure you understand all the various contingencies in the contract that allow you to get as complete an understanding about the property as possible. I call these contingencies “safety valves.” If in the course of your investigations something is revealed that doesn’t work for you, within the dates set forth in the contract, you may terminate and get your earnest money back.
